SplitReal Terms of Use

Effective date: November 6, 2026. These Terms apply to getsplitreal.com and SplitReal ("SplitReal", "we"). By using SplitReal or joining the beta, you agree to them. Please read them with our Privacy Policy.

Free beta

SplitReal is a free community beta. There is no charge to use it and we do not ask for payment details. Features may change, pause or end at any time. If paid features come later, they will always be optional, we will announce them first and these Terms will be updated before anything is charged.

Who can use SplitReal

You must be 18 or older and able to agree to these Terms. Use SplitReal only for your own personal search for people to co-buy a home with.

No advice, and we are not your broker or lawyer

SplitReal is a matching and planning platform. It is not a real estate broker or agent, lender, mortgage broker, law firm, financial advisor or escrow holder. Nothing on SplitReal is real estate, legal, tax, lending or investment advice.

Calculator results are rough estimates based on public medians and simple assumptions. They are not a loan approval, an appraisal or an offer of credit.

Compatibility scores and intros are suggestions only. We do not verify what members tell us.

Your decisions are your own

You are responsible for your own decisions, including whether to talk to, meet, or buy a home with anyone you find through SplitReal. Use your own licensed agent, lender and attorney before you sign anything or move any money. Meet in public and trust your judgment. Any agreement between members is between those members only; SplitReal is not a party to it.

Your information

Answer honestly and keep your answers up to date. Our Privacy Policy explains what we collect and how we use it. You keep ownership of your answers. You let us store and use them to run SplitReal, including to estimate compatibility and suggest intros.

Acceptable use

Do not use SplitReal to harass, threaten, deceive or discriminate against anyone; do not impersonate anyone or submit false information; do not use information from SplitReal to contact members for commercial purposes; and do not interfere with the site, its security or its rate limits.

No scraping or copying

SplitReal, including its questionnaire wording, answer options, calculator, scoring and design, belongs to SplitReal. Do not scrape, crawl or bulk collect anything from the site, do not copy or republish the questionnaire or other content, do not reverse engineer the scoring or matching, and do not use SplitReal to build or train a competing product. You may share your own results with people you are considering co-buying with.

Fair housing

SplitReal is committed to equal housing opportunity and follows the federal Fair Housing Act and California fair housing law. We do not ask about, filter on or match on race, color, religion, sex, gender identity, sexual orientation, national origin, ancestry, familial status, disability, marital status, age, source of income or any other protected characteristic. Ending access

You can stop using SplitReal and ask us to delete your information at any time. We may suspend or end access for anyone who breaks these Terms.

Disclaimer and limits

SplitReal is provided as is and as available, without warranties of any kind, to the fullest extent the law allows. To the fullest extent the law allows, SplitReal is not liable for indirect or consequential losses, or for anything that happens between members.

Law

These Terms are governed by the laws of the State of California, without regard to conflict of law rules.

Changes

We may update these Terms. We will post changes on this page and update the effective date. If a change is material, we will ask you to agree again.
